		<description>gooday paul, thank you so much for the step by step guide to properly, hassle free [organized steps] to flipping houses. as a new real estate invester these are very helpful. i have 25 yrs. exp. installing tile,marble,granite in trac homes,million dollar homes, as well as towers and casinos. homes in ca., casinos in vegas. in two unions as journeyman marble mason, jrnymn tile mstr,and crew supervisor. exp. in all phases of const.and having done plumbing,drywall,float-master [ walls,floors-to include[schools] multi-drain kit.s] roofing,painting,landscraping [ha-ha] windows,doors,ceiling,and wood floors. it is nice to have a friend in the flipping bus. that knows what they are talking about. i thank you for your past interest in me and also look forward to some day meeting you. question; do you know any lenders that [hard money] loan to ARV?after 50 e-mail .coms i finally found one. having no skin to get into the game is extremely difficult and frustrating. finding props that you want. yet, lenders only loan to LTV is stiffuling to say the least. i focuse on reos. less hassle and more motavation to sell. i joined transactional funding. [ sean&amp; taylor swallow are cool] however they do not lend if you don&quot;t have a buyer alresdy in place. when buying,rehabing, then selling to recoupe your investment they can not help you at all. they specifically require an A-B, B-C contract.in our flipping business that 97% of the time doesn&quot;t happen. again thanx paul for your help. i look forward to your helpful up-dates.  sincerly,dave w/ Flying Dolphins LLc  p.s. keep your dreams flying!</description>
